Takapuna Renovation
Opening Up an Older Home
This Takapuna renovation focused on improving the way the existing kitchen, bathroom, and living areas worked together.
The original layout was divided into smaller rooms, which limited natural light and made the home feel more enclosed than it needed to. Rather than increasing the footprint, Cain Built reworked the internal layout to make better use of the space already available.

Creating Better Flow Through the Home
Internal walls were removed to open up the central living areas and create a stronger connection between the kitchen and adjoining spaces.
The new arrangement allows light to travel further through the home and makes movement between rooms feel much more natural.
By changing the layout rather than adding additional floor area, the homeowners were able to achieve a noticeably more spacious result within the existing structure.
Restoring the Existing Timber Flooring
One of the standout features uncovered during the renovation was the original native timber flooring.
Rather than replacing it with a new material, the existing boards were restored and refinished.
The timber now provides warmth and character throughout the updated living areas, creating a strong contrast with the cleaner, more contemporary kitchen and bathroom finishes.
Updating the Kitchen and Bathroom
The kitchen renovation formed an important part of the wider layout change.
With the surrounding walls opened up, the kitchen became better connected to the rest of the home and more practical for everyday use.
The bathroom renovation was also completed as part of the project, bringing the home’s key interior spaces up to a more modern standard.
Together, these changes improved both the function and overall feel of the property without losing the character of the original home.
The Finished Takapuna Home
The completed renovation shows how much can be achieved by improving an existing floor plan rather than simply adding more space.
Removing unnecessary internal divisions created a brighter and more open interior, while restoring the original timber flooring helped retain the personality of the home.
The result is a more practical, connected, and comfortable living environment that still reflects the character of the original property.
