Bayswater Villa Renovation

Reworking a Character Villa for Modern Family Life

This Bayswater villa renovation focused on making an established home work better for the family living in it, while protecting the architectural details that gave the villa its character.

The existing layout needed greater flexibility, particularly through the kitchen, bedrooms, bathrooms, and working areas. Cain Built reconfigured these spaces to create a more practical home without losing the proportions and traditional features that made the property distinctive.

Creating a More Functional Kitchen

The kitchen renovation formed an important part of the wider transformation.

The updated space was designed to feel brighter and more connected to the rest of the home, with a restrained material palette that complements the villa rather than competing with it.

A tongue and groove ceiling was introduced as a feature above the kitchen, adding texture and traditional detailing while helping the new work feel consistent with the character of the house.

Reworking the Primary Bedroom

The primary bedroom was redesigned to provide more than simply sleeping space.

A private ensuite was incorporated into the new layout, along with a dedicated office area that allows the room to support working from home without requiring another separate room elsewhere in the property.

These changes created a more complete private zone while making better use of the available floor area.

Making Better Use of the Bedrooms

One of the neighbouring bedrooms was enlarged during the renovation.

Reworking the surrounding layout allowed the room to gain additional usable space and improved how the bedroom areas connected with the rest of the house.

Rather than treating each room as an isolated upgrade, the changes were considered together so the overall floor plan became more balanced.

Updating the Main Bathroom

The existing bathroom no longer matched the standard of the wider home, so a full bathroom renovation was completed as part of the project.

The new bathroom introduced a cleaner, more contemporary finish while remaining sympathetic to the villa setting.

Improved fixtures, finishes, and layout gave the family a more practical everyday space and helped bring another important part of the home up to date.

Keeping the Villa Character Intact

One of the main priorities throughout the project was ensuring the renovation did not make the original home feel secondary to the new work.

Traditional details were retained where possible, while new features were selected to complement the existing architecture.

The finished interior uses a light, coastal-inspired palette that keeps the rooms feeling relaxed and bright while allowing the character elements to remain visible.

The Finished Bayswater Villa

The completed renovation has given the villa a more practical layout, improved bedroom spaces, an updated kitchen and bathroom, a private ensuite, and a dedicated home office.

At the same time, features such as the tongue and groove ceiling and carefully considered finishes help maintain the identity of the original home.
